If you start showing potential tenants the place before you get it cleaned up and properly presented, you’re going to have a more difficult time finding a good renter. Before you start advertising or showing the place, take the time to give it great curb appeal, conducting a thorough inspection and having a pest control company take a look around and treat the property if necessary.
The best way to rent your property quickly is to ensure the house looks good, smells good and makes a great first impression on a person who happens to be driving by or stops inside to look at the place. Pay attention to your curb appeal on both the exterior and interior of the home. Develop a checklist and use that list to take a look at everything. Inspect the condition of the floors and flush all the toilets to make sure they are working properly. Look for potential leaks under every sink and turn on all the faucets in case there are drips or problems. Pay special attention to the windows. Open all the windows and check the window locks to make sure they are working. Take a look at the blinds in case any of them are broken or dusty. Don’t forget any room or any corner. Your property is not ready for the rental market until you have inspected every detail.
Inspections like these might not be your area of expertise. If you aren’t sure you’ll do as thorough an inspection as you should, bring a carpenter or contractor into the house with you. You can also ask a friend to help you out. An extra set of eyes might be helpful.
Having your house checked out by a pest control company is also something we highly recommend. You want to make sure you give your tenants a pest-free house, and if the tenants bring their bugs with them, you will protect yourself because you’ll have a certificate from your pest control company that the house was treated before they moved in.
It’s a good idea to have the pest control company visit the property on a regular basis. When you have them treat the property every few months, you will protect your investment and give yourself an informal inspection of the home. They will usually be willing to report anything that seems out of the ordinary at the property.
